These are firms who provide buyer (or sometimes seller) leads for realtors, using methods of aggregating online prospects (most often via Google Adwords or cheap ad networks) which they then sell to realtors. 3 drivers promote the growth: a lot of prospects are online, home buying is in a frenzied state right now, and the fact there is only one home sold for each realtor in North America — there are too many realtors and most have few quality leads.

Questions: Let’s assume they can generate solid leads.

  1. do you have the patience and skill to nurture and close these types of leads?
  2. do you have a website that can help convert them?

Here’s Some Leads, but Let’s See You Try to Convert Them

The way these lead generators collect leads may be why they could be of poor quality. Ad campaigns, auto-dialers, and sketchy email lists of people make for testy, suspicious prospects. And these are someone else’s leads — they initiated them, which takes the warm and fuzzy out of it. I’m leaving out realtor.com, and Zillow Leads because they’re more like Google or Facebook advertising programs. Some are well known while others are regional or startups. They all seem to be missing the vital component that creates genuinely good deals (in your target Zip Code) – the ideal customer experience from beginning to end.

The Good and the Bad about Paid Lead Generation

With some of them, the fees are low, sometimes only $20 a month and other times a little high, but almost never outrageous. For most, it’s like playing the penny slot machines at the casino. There’s a chance you could win, but is the payout worth it?

A few of the companies you’ll see below actually have you set up an account to be available for leads. Sort of like realtors sitting around a poker table. If you don’t respond fast, the lead is sent to someone else. In other cases, you will have to “buy your territory.”  The lead gen firms will push you in that direction once they have you on the hook.

Before you hire a lead generation company, consider how home buyers and home sellers themselves buy and sell a condo, home or property. They likely already know a local realtor or they’ll go to Google to search.  So online is a great place to be to lure the prospect away from his/her familiar agent.

Real Estate Search: Prospects begin with Google even though they could go directly to realtor.com or realtor.ca for MLS listings in their Zip code, or a major brokerage website such as remax.com, sothebys.com or kellerwilliams.com. Google has a better brand, a better search experience, and it leads to realtor’s websites or phone numbers where they can begin a trusting relationship with that agent.

Few condo or home sellers would type their personal details into the text box of an unknown website. And buyers are normally pretty cautious too. They want to get to know the realtor, so they’ll Google his or her name and if that discovery experience is unsatisfying, it dampens their spirit. That’s why it’s a good idea to be online in a good way – i.e., a great realtor brand image — an image built on prospects needs and preferences.

Google Adwords is the Lead Generator’s “Go to Source”

Google Adwords and remarketing programs could capture some good leads online.  The highest quality leads will often originate from Google.  However, most realtors could do this advertising themselves assuming they have a website with lead converting webpages. These programs are just a normal part of what a real estate digital marketer would offer along with lasting, sustainable, marketing assets.

Would I recommend using the lead generation companies? If they’re very cheap you probably don’t have much to lose other than your time, yet you could get distracted and fail to put 100% into your career. If you’re bright, you may learn a little about how they generate and convert leads.

1.     Bold Leads – Bold leads advertises on unspecified networks to capture leads and direct them to you. If the lead doesn’t give away info, boldleads will continue to nuture the lead for you. You are given your own landing page on the boldleads site.

2.   Agent Locator – tells you straight they’ll conduct your ppc advertising and generate 480 leads for $6000. I like how they’re open about it. It may be worth gambling $6000 to try it out.

3.   Market Leader – Aggregates leads from their own site called homevalues.com, Trulia.com, and via ppc advertising. Market Leader guarantees they won’t sell the lead to another agent. You get to manage it all from your “Pro” account.

4.    Point2Homes Leads – offers low priced straight forward advertising options on its website where prospects arrive to search for a home. They also provide you with a webpage on their site.

5.    Real Estate Pipeline Leads – Real Estate Pipeline Leads says it has a network of real estate sites where it draws leads, and it gives realtors full ownership of their territory, although the size of that territory isn’t explained. Drip email campaigns are a big part of their service. Their basic package is $1164 for 12 leads.

 

6.   Agent Pronto Leads – Agent Pronto is different. There’s no upfront charge for leads! You will only be matched to referrals who have specifically requested to speak with an agent. They match each referral with a single agent that they believe is the best fit for their needs. Once you accept the referral, they provide your with the prospect’s full information and the details from their conversation with them. Sounds good. Their site looks a little lacklustre, but give them a good look.

7.   South Florida Real Estate Leads – This firms specializes in south Florida leads. They say they have a variety of sources of leads. It appears to be owned by Lex Levinrad who is a real estate coach and owner of the Distressed Real Estate Institute™

offrs-territory8.   Offrs –  Offrs uses vague sounding smart technology to find homeowners who are going to put their house on the market. It’s based on predictive algorithms or just social listening perhaps. If it works, it would be very exciting technology.

Combine that with communications that encourage homeowners to actually sell the property and that could be very powerful, particularly right now in places such as San Francisco, Los Angeles, Miami, Toronto and Vancouver where prices are very high.  They list by territory, but sadly your territory or Zip Code may be taken.

9.  Trulia – Offers a service for seller leads with Market Leader, a company that was in severe trouble before the purchase. Trulia is no Zillow, but it does have some traffic.

10.   Prime Seller Leads – Prime Seller leads creates a bunch of pages on their site for you. The CMS offers the ability to send epostcards and eflyers and their system integrates with many broker CMS.
11.   eRealting – eRealting doesn’t sell leads, they give you a website to send all your traffic to! It’s kind of a CMS for rent. They state that it costs about $300 to create a client in their solution.

 

12. Lead Galaxy – Lead Gives you a home for your leads and uses the usual combo of Adwords, Facebook ads and telephone prospecting to create leads.

 

13.   Experian – Experian is a research and statistics business who have mailing lists of potential buyers and sellers. You can build your list online.

14.    Exact Data – Exact Data gets its lead list from telemarketing, opt in emails, and lists of prospective buyers and sellers. They claim superior data hygiene, however most list companies promise that.

15.    Commissions Inc. Lead Platform – Commissionsinc claims they are the #1 Real Estate Tech Solution. They offer a platform and an app to manage your leads.  They will run your Adwords and Facebook advertising campaigns for you. Sounds like a lot of noise. The value proposition is a little flaky.

 

16.   Firepoint Realty Leads – Firepoint says they deliver scalable lead generation with intelligent routing, to automated lead follow-up and task scheduling, to ROI and conversion reporting for all of your lead sources. The price is $350/month and you set you PPC budget which they manage. Is this better than a self-directed digital marketing program?


17.   Home Value Leads – Home Value Leads offers a CMS system for $59/month.

18.   Refindly Seller Leads – REfindly helps you generate, engage, and convert leads using one convenient system. They claim that historically, their agents receive between 5 and 8 leads per $100 spent in advertising. You can spend as much as you like on ppc advertising and they give you a lead management system to use.

 

At the end of the day, it all comes down to leads and sales, dollars and time. I must say, I like Agent Pronto, and Offrs best.

Even the best lead generation sources and sites can be a negative if you neglect to build your own Internet presence and realtor brand image. People want to do business with those they know and trust.

What real estate web design and marketing companies have learned is that Realtors want their cake and eat it too. The battle is on to give everything they ask for, but it seems the one key piece that makes it work.

Pundits are awarding its success to things like Big Data or company culture, but the real reason may be technology and Realtor’s frustration with NAR and the MLS. Zillow is growing fast, grabbing a good share of mobile phone searches. But it hasn’t been without controversy. Now you’ve got your base price often based on comparables in your neighborhood. What can you upgrade that’s worth doing? Homeowners tend to be way too passive about fixing the place up, as doing so could raise the selling price considerably, especially if your realtor manages to bring in a boatload of buyers who might compete for it.  It’s the simple pleasure/pain response. It may be very effective to get rid of everything that could offend or turn off the buyer, such as dirty toilets, broken light switches, dirty stained carpet, or some of your old nostalgic art items.

Here’s 10 of the Best Ways to Raise and Get your Asking Price

Fix/Renovate the Bathroom – Home buyers want all memories and evidence that you lived there gone. The bathroom is a sensitive topic and they likely want the fixtures like the toilet, basin, shower replaced. Freshening it up with new fixtures tells them it is clean and ready to be used.

Fix the Roof – If there’s any signs the roof has had it, they will not even give you a bid. Here’s an opportunity to get rid of the old shingles and put in new solar shingles to create added value for them. Free hydro could be very excited for them.

Open Concept Kitchen – Just knocking down the walls could open up the buyer’s mind to the warmth of your kitchen. Most buyers insist on a kitchen/living room connection so try to make that happen.  Don’t buy new appliances, just look for some cheap used ones that still look good. Replace the obvious stuff that hints of poor hygiene such as grimy looking countertops, worn kitchen sinks and faucets.

Get Rid of the Old and Broken – Old just means old style, and items that have no relevance to the life they’re going to live.  Although you love your statue, antique furniture, or old small deck, they might really turn your buyer off. Broken things could get your appraisal reduced by $500.  Just one broken faucet or wall socket that doesn’t work could cost you $5k in appraised price because appraisers work in $500 increments.

Improve Exterior Features – Put in some exterior lighting, LED, for security reasons and for aesthetics.  The lights warm things up and create an evening presence that would otherwise be cloaked in dreary, scary blackness.

Try some New Window Shades – These are an inexpensive upgrade that can pick the windows up and help block bright sunlight and give privacy. These buyers don’t know the neighbors yet.

Remove Dirty Carpets – replace them with the new cheap linoleum based engineered flooring.  It looks like wood, feels like wood and it’s easy to keep clean. Make cleanliness a theme if it suits your ideal selling strategy.

Improve whatever the Realtor tells is wrong with most of the houses in your Neighborhood – If your house is the only one that doesn’t have the common problem, it will give them an emotional lift.

Make sure your top home Feature really Stands Out – there’s no point in going half way with the best thing about your home. If it’s got a rooftop deck for instance, make sure it looks like something they will be compelled to use. A rooftop deck or pool or large ensuite bathroom that they won’t use much is actually a waste. Everything being sold has a top benefit, so ensure this is 100% fantastic.

Have the Home Staged – having the right style, furnishings, and dressings for the intended buyer is important. Sorry, your style of furnishings only reduces the value.  Appearance is so important, from the condition of the lawn to the art on the walls. Let the realtor’s home stager make the place look immaculate.

Then comes the issue of how to choose the right realtor. There are almost 2 million real estate sales people to select from.

Choosing the best realtor is important. Some are motivated and some are not. Some are optimistic, some are not. You need to take some time doing a search of the best on Google. Take the top ten you find in the search results and assess their skills, strengths and weaknesses

A good realtor will be very optimistic, encouraging, and imaginative about how to help you get the best home selling price. That’s perhaps the most important criteria you should consider. Please don’t treat this like it’s just another transaction, and that you’ll take whatever you can. Your realtor will be making a good commission on the sale. You can expect them to come up with a brilliant online marketing strategy to capture more and better prospective buyers for your home sale.

How does their online marketing presence look to you? Would you buy from them if you were about to buy? What about their website and the image they project? Does it seem to speak to you and put them in an exclusive class of quality realtors?  Do they really look like they care?  Is there much content on their website? Can you see anything about their character or personality?  Of course, you can call a brokerage and take whoever is next on call, or you could interview whoever is willing to come to your home to be interviewed.  Save some time and do a pre-screening of their website. Their website is a tell tale representation of their professionalism, skills, and commitment.

If you get a Good Real Estate Agent – Stay with Them

It’s an interesting statistic that most sellers don’t use the same realtor to help them buy the next property, even though they’re buying in the same city. Your selling realtor will be helping other buyers on other deals so why not you? Either you believe in your realtor or you don’t. Choose a great realtor and use them for everything.

Competition Bureau Rules Against Toronto Real Estate Board

Are Zillow, Zoocasa heralding in the Uberization of Real Estate?

The long running battle between the Toronto Real Estate Board and the Federal Government’s competition bureau has culminated with a new ruling that TREB has engaged in anti-competitive acts.  TREB was accused of anti-competitive restrictions on the use of MLS information.

We’re wondering about the future of real estate in Canada and whether TREB, the MLS, and major brokerages will survive an uberization of real estate? Are the major brands in jeopardy? Will more competition mean online listings will become the new battleground for customers? How will realtor’s sales and commissions be affected?

Lawrence Dale, a Toronto lawyer and founder of Realtysellers initiated an action against TREB in 2011 after battling them for 10 years.

“Finally, the market will open up. It will not be so easy any more for TREB and the Canadian Real Estate Association (CREA) to abuse their control over the MLS to prevent competitors to the traditional model from operating as they have to date done so successfully.” said Dale.

Apparently, according to a Toronto Star report, Dale had been put out of business by TREB. He had launched a virtual office website business with Bell. Bell valuated that business at $1.4 billion indicating how lucrative new online real estate businesses can be. You may see brokerages entering the digital marketing sphere in earnest soon. In fact, I’m looking forward to putting listings right here on my blog! Very exciting times.

Dale had launched Zoocasa with Rogers as partner. Last summer, a group reportedly paid about $350,000 for the zoocasa.com domain name and the technology behind the zoocasa.com site, which had been losing about $1.5 million a month under Rogers. It looks like a pretty sweet deal for the smart thinking investors (reminds me of the provincial government’s sale of the 407 a few years back).

Zoocasa’s on the hunt for new agents in case you’re interested! I’m unconvinced that their technology is anything more than common IDX feeds, but you can always check them out.

Lengthy Drawn Out Battle Ends as Competition Board tries to Sink their Teeth in

Dale and Canada’s Competition Tribunal originally launched the case in 2011, when TREB had restricted its 40,000 member agents from providing information from the MLS database such as home pricing and agent’s commissions.  The tribunal is asking both sides for an acceptable remedy. Since TREB wants to retain control over real estate in the GTA, a compromise likely won’t be forthcoming too quickly. Ultimately, TREB’s continued resistance could lead to stronger sanctions, fines, and requirements to meet Canada’s competition policies.

Will the ruling lead to competing databases of homes for sale and sold in Canada? TREB’s resistance could show they believe the organization will eventually fall against competitors such as Zillow, Zoocasa, Trulia, Redfin, Yahoo homes, and possibly the re-emergence of Google in the real estate sector.

Is the Realtor Market Dam About to Burst?

TREB’s resistance may reveal their concern that this will all lead to the Uberization of real estate. Some feel that a boom in real estate tech innovation is about occur. Online real estate lead generation firms including Zillow are eager to grab a share of the new open market. Intense competition will likely erode traffic to realtor.ca.

Other MLS associations across the country will be forced to obey the same rules thus leading to more open markets in Vancouver, Toronto, Calgary, Edmonton, Saskatoon, and Montreal. From a report in the Globe and Mail, Bill Bill Madder, CEO of the Association of Saskatchewan Realtors was quoted as saying “Anyone that does have an MLS system could be affected by it. We’re watching it and, obviously, if it’s been deemed to be a legal requirement, we’ll make the changes.”

With more competitive practices in the real estate sector enforced, new types of real estate businesses will evolve to compete directly with real estate agents across Canada.  How will Canada’s realtors adapt to the coming free for all environment?

This is a Realtor career builder. They’re like the many of the big SEO conferences I’ve attended in California and Toronto and they give you a great event, some great memories and some valuable professional contacts.

In fact, just yesterday, I was just speaking with one of the top SEO people in the industry in the last 20 years out of Boston. I met her at my first big SEO conference in Dallas Texas in 1998 where she was a top event speaker. She referred to my SEO books in her classes which was quite an honor. She had a very successful 20 year career and has moved onto personal life enhancement consulting.

You need to develop these types of connections in the real estate industry and build your awareness beyond your town or local area. These are people with vision, ambition and passion for what they do and your future clients will be impressed that you had the foresight to learn and grow.

The depth of the coverage in conferences isn’t deep, however it builds your confidence and makes you believe you could be a leader in your market.  Belief is very important. The event I attended at Google’s headquarters in Mountainview, CA in Silicon Valley was a fun time and I hope to return again next year. They improve each year and do give you insight into the emerging trends you need to stay ahead of.

One of the Top Visited Real Estate Websites

Ranked as the 100th most visited site by Americans, realtor.com has traffic above million per day and is an important source of realtor leads. Keyword Spy suggests the company pays over $31,000 daily on Google Adwords ads and that it bids on more than 111,000 unique keyword phrases.

Amazingly, Zillow.com has much more daily traffic as the graphics below reveal:

Consumers use the realtor.com site to search for homes and realtors use it to read news updates, learn sales and marketing tips, and read about home design and research statistics.

Los Angeles, San Diego, San Francisco, Chicago, Phoenix, New York, Boston, Seattle, Miami, Philadelphia, Dallas, Houston, and Charlotte all have their own local MLS associations and they feed their homes for sale listings into the NAR database. This is why many homebuyers go to realtor.com to search. Toronto and Vancouver are governed by the Canadian Real Estate Association (CREA) at realtor.ca.

Although the association is well known realty site, it is still dependent on Google for a good portion of its traffic. This means brand strength and ranking power for SEO is an important asset for NAR and realtor.com.

The fact that home buyers search for homes for sale or condos for sale on Google, is a big reason for creating unique content and optimizing that content for high rankings. If your current realtor marketing plan is not leveraging the power of organic search lead generation, then you’re leaving money on the table, and underlying your long term sustainability in real estate sales.
