Yes ads and buying leads are common yet that isn’t sustainable. There’s more affordable and sustainable lead generation sources from optimizing and powering up Google local business, to optimizing content for SEO and AI search engines, to optimizing pay per click ads on Instagram and Facebook.  Tough challenges that need great strategy, good analytics, and patience to perfect.  But once you find your sweet spot, your lead performance begins to ramp up.

How to Spend?

I would advise spending on research, strategy, marketing/promotion planning, improving website/content, and increasing reach on social media. A new website design, some branding boosts, and an intense push to maximize your visibility online is wisest.

If you’re not generating leads and converting them, there’s a reason. Don’t take it personal — it’s just that your marketing machine isn’t working.

You can foresee a tidal wave of homebuying activity coming up in 2026. Mortgage rates will come down and this will launch a gradual listing of homes on the market. The locked-in mortgage foreclosure problem should add new listings. And the migration of people to the northeast will generate new sales.

Homes might retain their value or rise, but buyers will be ready and financially enabled with lower mortgage rates.  A home is a fantastic  investment and houses and townhouses in particular are money in the bank.  There are a lot of people who need a home, many of them young looking to start families. How could this not turn out to be a fantastic 5 year period outlook?

Up till now, investing in marketing didn’t make sense given the paucity of sales. But 2026 will be the change year. American confidence will soar, we’re still in the pall of a cultural and economic depression in the US, but it will fade and the nation’s mood and optimism will come back.

They might be searching for homes on their own using Google, Realtor.com or Zillow, but all this searching represents unique opportunities for you to be seen. Visibility and reach are the first steps to successful marketing.  Can’t make a sale if you’re invisible. And then your amazing brand messaging, high-impact real estate content, and active engagement with them come next. After gaining their trust and being viewed as a credible real estate consultant for them, you begin to see leads arrive.
