Boca Raton Homes for Sale – Waterfront Condos & Luxury Homes

Boca Raton Real Estate

The name Boca Raton conjures up a lot of luxurious images for home buyers across the US and abroad. The town with the exotic name is famous for luxury and the ultimate in lifestyle.  In fact, opulence might better describe the lifestyle here. But it’s also a life of meaning and purpose.

The whole God’s waiting room reputation has left this area, with many buyers now being younger and career minded. It’s attracted a youthful, vibrant and entrepreneurial new home buyer to Palm Beach County. With the market flattening, you’ve got a better price point for your Florida dream home.

If you’re looking for a better life, you may find this community in South Florida gives you better access to every kind of advantage possible. And the weather and climate here are unbelievable. You’ll be enjoying the beach, your swimming pool, playing golf a fantastic local clubs where you’ll meet some accomplished and interesting residents.

The strange thing is this same image of immaculate luxury homes and modern beachfront condos, rolls royces, and private gated communities scares a lot of buyers and investors away.

They assume this land of millionaires and 8,000 square foot, 8 bedroom estates is priced out of reach and they wouldn’t be welcome. Yet Boca Raton Florida offers a lot for those with a more modest budget.

There’s a good reason why Boca Raton FL has this reputation for fine living, American culture, and topical living. It has these in spades. For buyers looking for economic and career possibilities, along with the best schools for their kids, and a home that does more to relax than a years worth of massages. Just being here takes the edge off of life. It puts you into a more productive and optimistic frame of mind.

And considering how the South Florida economy is booming, with population rising fast, a lot of people seem to be of similar opinion. Florida is the place to be right now.

If you’re thinking of investing here, or taking the plunge to a better life with a home purchase, I think you’ll be enthralled with these pics of the best of Boca Raton. Boca Raton & Palm Beach – The Beverly Hills of Florida

A World of Unimaginable Luxury and Lifestyle Might Be Just Right for You

It’s easy to sing the virtues of America’s paradise state. If anyone can appreciate the beauty, elegance and potential of Florida, it would be a Canadian suffering through another snowstorm. The cold, isolation, lack of social and leisure activities leaves us asking; “Is this all there is?”

From my Uncle’s Florida youth stories to my sister’s family’s success in the Sunshine state, to my own vacation experiences, I think a life in Florida would be time very well spent. So I’d like to introduce you to a place you may not have heard much about. A land of palm trees, ocean views, and endless leisure time activity. It was the vision of an American who believed everyone should live in paradise (No, it’s not Walt Disney or Donald Trump).

I want to believe that the cold, snow and traffic congestion along with the endless taxes will go away, but we know they won’t.  It’s better to try another city in a beautiful state. I hope this post makes you aware that you have options. And in this place, you’ll enjoy a profoundly different lifestyle and not really have to give anything up.

Is South Florida in your Future?

The state’s population has risen quickly beyond the state of NY. Many of Palm Beaches new residents are from NY which is why some call South Florida, NY’s 6th borough.

Just the word Florida conjures up images of luxurious palatial homes, palm trees swaying in warm breezes, sparkling swimming pools, expansive stretches of sandy beaches, and seas of boats moored in harbors. It’s where luxury living has been elevated to its limit and also where foreign real estate buyers purchase a home only because they need its Yacht moorage.

Take a quick look at the real estate forecast for Palm Beach County and for Miami Dade County and how this area is booming, with an even more optimistic outlook for employment and business.

Top Reasons to Move to South Florida

And the warm colors, latin calypso music reverberating from posh restaurants where you can eat anything imaginable is sure to captivate most of us in the cold Northeast and others from the UK, Russia, or Germany. The idea of moving here isn’t so outlandish anymore even for those with families. The south Florida invasion continues. The benefits continue to pile up higher than another Upstate NY snowstorm. It’s time to consider your move.

Of all the places in South Florida to move to, Palm Beach might be the very best choice. From Golf to tourist attractions, to incomparable waterfront luxury homes, all you’ll need is a good Palm Beach Realtor to get the process started. Take a good look at the Florida housing market in 2018.

Top 10 Reasons to Move to Palm Beach

Here’s my top 10 tongue-in-cheek reasons to move to Palm Beach:

  1. warm weather all the time (they complain to city hall when it gets below 70)
  2. you’ll sleep better after a day of tennis, golf, fishing, windsurfing, talking or shopping
  3. you don’t have to eat the same food again for 5 years
  4. you can’t jog the full length of the beach (you’ll have to take the bus back)
  5. swimming pools are mandatory (bring lots of pool noodles)
  6. no state income tax (the Democrats want this place banned)
  7. no inheritance tax (bring your kids and grandkids and it pays for itself)
  8. private schools galore for your kids (you won’t have to see them anymore and they’ll actually turn into decent citizens)
  9. endless beaches, blue sky, turquoise waters, sun umbrellas and relaxation (you’ll faint from a lack of pain)
  10. you can drive your boat everywhere (make sure you get your boaters license at the convenience store)

The Nouveau Riche Are Here Too

When you see the average closing prices of properties, no state tax, no inheritance taxes, and low cost of living, you’ll understand why half of New York hightailed down here to Palm Beach County.

The real shocker however, is that most of the buyers now are young, in their 20s, 30s and 40s.  Current residents are wondering how they will be able to handle all these new shuffleboard players.

And they’ll all be rubbing shoulders with some of the wealthiest business owners around the world at exclusive clubs and resorts. Boca Raton and Palm Beach are for powerful business connections. You’ll be glad you brought your golf clubs and polo stick and made the move to sunny Florida.

Another important benefit of buying condos or homes in South Florida, is buying them as a rental investment property.  This is one of the best cities for rental income.  Should you not want to live here just yet, you can rent your place out at crazy rental prices.

While spectacular, opulent living is the order of the day in South Florida, it might be at its peak in the city of Boca Raton, in Palm Beach County which is safely up the highway from the greater Miami area. At the right spot, you’ll enjoy the common sites of Lamborghinis and Rolls Royces cruising the streets while yachts slide by in a nearby waterway.  And while the ultrarich might live in the Palm Beach country area, Boca Raton is the place they prefer.

“There’s a casualness about Boca that surprises people,” admits Michele Bellisari, a realtor who moved here from Canada with her parents in 1978. “It’s not as snobby as people think. At the end of the day, we’re all working here, raising our families just like everyone else.”  — excerpt from

A Californian named Addison Mizner called Boca Raton the sunporch of America.  His dream was to create the world’s most architecturally beautiful playground. He was refering to the spectacular miles of palm lined beaches that now draw hundreds of thousands of tourists to the the Palm Beach area. Mizner planned it all from boulevards to palm mansions to city hall to the polo grounds. It would represent the ultimate in American lifestyle.

3D Immersive Home Tours

Maximize your Impact to Hungry Buyers and Investors

The housing market is so hot, we might think we could put a home up for sale in any condition, site unseen and get tons of offers. Yet if getting a property sold is a no brainer in 2017, then maybe you should be doing more to get a higher price for your client. Here’s one special new technology to show your prospective client you’re doing all you can to represent them.

The money you pay to have the home cleaned and staged, and the commission the homeowner pays can all be erased. And by further promoting it vigorously online to get the maximum number of buyers you’re adding further fuel to the price fire. That’s a lot of value added for you, so why not do this?

Buyers Want to Get Up Close and Personal

The reality is that buyers like to see a home up close and personal. Foreign buyers and investors, or out of city buyers too, would like a good look at your listed properties. If only there was some way they could experience a home tour online.

To resolve the buyer’s quest for information and them that amazing home tour experience, a great software product called Matterport 3D is making it possible. Video tours of properties aren’t new. What makes Matterport 3D unique and so in demand with realtors from Boca Raton to Los Angeles to Toronto, is the quality of their interactive home tour.

3D Tours Make an Impact Online

Who needs 3D when you could use a drone video? The Matterport tours allow the homebuyer to view the home as they wish. I’ve blogged about making an impact and establishing a powerful unique value proposition. 3D video tours are engaging and they have marketing value.  They make it easy for the homebuyer to look at or obsess about the features that are most important to them. And it’s full ceiling to floor coverage. For real estate investors, this format offers more confidence that the home and property is worthwhile.

Way too Cool Add On Features

Use a Mattertag™ Post  — This software feature lets you tag certain items in the home and add comments.

Fly Through Videos — You can also create your own fly through videos just like a drone would create!

Guided Tours — create your special presentation of key features to ensure they don’t miss the good stuff.

Matterport Spaces™ —  a cool service that will provide blueprint schematics of your home for only $15 per floor, and delivered to within 2 days, by Drone!  (Noooooo, I’m just kidding about the drone delivery, however my client Mike also does the drone video thing! :))

360 Degree Streetview  let your visitors get a good view of the street from the sidewalk.

3D Floorplan Blueprints — The Matterport Pro 3D Camera collects accurate visual and spatial data to map entire areas in minutes.

Screen Capture courtesy of

MLS Friendly Videos — for play right in your listing page and with your contact details. Get the lead while it’s hot!

What do you need? You must buy the Matterport Pro 3D Camera at a cost of $4500.  It’s no ordinary camera though.

Matterport 3D Tour Brings out the Beauty of this Wellington FL 4 Bedroom House

Take a visit to this home in Wellington, in Palm Beach County in South Florida courtesy of Boca Raton Realtor,  Mike Goldberg of United Realty. This house has so much character and beauty, typical of most modern houses for sale in South Florida. The customer can explore all the nooks and crannys at their leisure. Try it out below and you’ll see how interesting it is to explore with.

Mike’s a good photographer and that makes a big difference. You could always hire a real estate photographer to create the right light, floor locations, and angles.  If you’re a homeowner in the Palm Beach County area of Florida, contact Mike about photographing your home with the Matterport Camera. This gives you a significant advantage online, and you’ll beenjoying online marketing with me!
