New Housing Developments in York Region 2020

Looking for a new home in the GTA? A lot of buyers are and they’re finding York Region to be most desirable. With the government’s urban density and anti new housing development legislation in effect, new homes are rare north of Toronto.

Yet there are a number of new developments in Aurora, Newmarket, Holland Landing/East Gwillimbury and Bradford that you should be looking into.

For ten years there has has been overwhelming demand for detached, new homes in Aurora and Newmarket, Richmond Hill, Vaughan, Bradford, and the rest of York Region.

Yet York Region’s price growth was one of the lower ones in the Toronto housing market.  According to Zoocasa, in 2019, the area suffered a meagre 2% growth in median home prices in 2019.  Average home prices rose to $850,150, a difference of $20,150.   King home prices fell 2% to a new average of $1,270,000, $20,000 less.  The rest of York region saw  year over year average home price declines of 2% to 5%.

Here’s a quick look at home prices in York Region of late, which are not the bargain hunter variety. Those escaping the Toronto real estate market, will have to search well north of York Region to get lower prices.

The good news for buyers is that a few active developments are busy with interesting new offerings of detached houses, condos and townhomes: Aurora new homes, Newmarket new homes, and Vaughan new homes.

You’ll see plenty of photos below of new homes being built in Newmarket and Aurora. You’ll also notice there is still a good amount of land available on the east side of Aurora and Newmarket, west of the 404. Mattamy, Brookfield, Opus Homes and other home builders are producing a collection of beautiful brick and stone exterior homes that you’ll be awestruck by. I’m most impressed with Opus Homes.

And if it’s older homes you’d rather own, there’s a good number of luxury homes for sale, and some not for sale, yet. On any street in Aurora or Newmarket are for sale signs where you’d never suspect you’d see them. Everyone has their price and at these prices lately, many current residents are choosing to sell.
